Don't be fooled by third-party real estate web site search engines offering "no commission" or a 'deal". There's a lot of them out there to choose from full of promises & flat fees. Remember, your dealing with a website NOT a Realtor. The person you may make contact with the first time is most likely a sales representative for the site.  You should never pay fees up front to purchase or sell a home. Here's some questions you need to ask:

• Are you going to be dealing with the same agent throughout the entire real estate process?
• Is the individual you're speaking to a licensed Realtor?
• Are they a verified, sponsored member of the California Association of Realtors, the National Association of Realtors or a their local Real Estate association?
• Are they bound by a Code of Ethics?
• Will you receive personal "face to face" attention if requested?
• Do they have a performance guarantee without a penalty for terminating your contract?
• Do they charge "A La Carte" service fees?
• If they don't sell your home do you have to pay them a flat fee?
• If they dont find you a home to purchase do they charge a flat fee?
• Is their listing information valid and up to date per the NMLS standards?
• Do they have licensed appraisers that conduct a full appraisal, not just a "drive by" appraisal to verify estimated home values listed on their site?
• Do they perform detailed community profiles?
